Positioned at the Third Coast International Hub—between BNSF Railway’s Logistics Park Chicago and Union Pacific’s Global IV terminal along the Des Plaines River—this flexible, build-to-suit cold storage facility was developed for Coldpoint Logistics. Constructed with locally sourced precast and insulated metal panels (IMPs), the facility features a glycol-heated freezer slab, ammonia refrigeration system, and a roof-mounted solar array, supporting the client’s sustainability goals.
Designed to meet food-grade standards, the facility includes a 90-foot-deep, 34°F cold dock with continuous dock pits and vertical levelers, wire-guided turret trucks, a battery charging room, maintenance shop with storage mezzanine, and three dock offices. The 24,478-square-foot main office features a two-story entry, executive suite, large break room, separate locker rooms, and two covered outdoor patios.
Certified by SQF for boxing and repackaging, the facility handles protein products with a dedicated dock, a 7,959-square-foot, two-story boxing support office, and an on-site USDA office for inspection. A separate welcome center streamlines driver check-in and check-out operations, with nine truck positions at the site entrance.
