Strategically positioned within Harbor Logistics Center, this purpose-built cold storage facility is designed for the preparation, storage, and distribution of fresh ingredient meal kits, oven-ready meals, heat & eat options, and soups—delivering “satisfying home cooking in just minutes.”

The food-grade facility features a cold dock with continuous dock pits and vertical levelers, temperature-controlled insulated metal panel (IMP) cooler and freezer rooms, dedicated meal assembly areas, ambient dry storage, and 20,755 SF of modern office space with expansive employee break rooms and locker facilities.

Originally a speculative shell, the building was transformed into a high-performance cold storage operation using insulated box-in-box construction, a glycol-heated freezer slab, and an ammonia refrigeration system—ensuring optimal temperature control and long-term efficiency.
